Also know that you can have a Real Estate Professional do a CMA on the property to determine what they would list the property for. You can also compare the difference if necessary.

Now let’s look at this if this was listed with a Realtor. You sign a Listing Agreement and you agreed to pay the Agent 5%.

The Agent is willing to list the property for $425000. The agent price is $21,250.

Remember, the wholesaler offered you $400,000. The agent got it sold for the same price. When you add up the closing fees you will see that the Listing Agent got you a little bit more.

When you leave the closing table your final check will end up being more listed vs allowing the wholesaler to flip the contract.
